Agreement Validity?

Hi,

My Grand Parents purchanged land in 1970's and they made a sale agreement that time and they didn't mentioned any date for registration but they mentioned that seller is agreed to register land whenever purchager wants. With this point can we go ahead and register this land now? And purchager and seller's are no more alive so now do(sellers childrens)  we need to registered that land from purchagers children's? Is this agreement still valid? Can you please advise?

Sellers children's are ready to register that land on our names.

Seller and buyers are not alive. Deed is not registered. Do you want to say that their legal heirs want registration of that deed now after 40 years?

Yes Sir,  Sellers were my Grand Father's brother and buyer were my Grand Father. Now my Grand Father brother's legal heirs are ready to register of that land on my Grand Father's legal heirs.

This is problem in villages. Most of Former's in villages just do agreement note then do't register lands on their names. Now I am the only well educated person in my whole family and wanted to correct all the things which my grand parents and parents did(ofcourse they didn't know all legarl problems).

Will that agreement valid till now? We are paying all Govt. Tax and all other tax's on this land from last 40 years so with showing this can we register it on our names?
