Giving token amount

Respected Experts,

I want to buy a property which is a 250 sq.ft. room with commercial approval. It is 22 years old. The seller wants token amount of Rs. 50000; however, few documents are not ready yest such as Index II and NOC from owner's sister (NOC is there on Notorised stamp paper but it is NOT registered) etc. I have follwoing questions:

1. Is it advisable to give token amount at the backdrom of incomplete dcouments?

2. Can we have some legal douments (kind of receipt or any other agreement sort of thing) that can actually be used in case the deal goes wrong to recover the token amount? If such document can be made then can anypne please send me details of this document?

I would also like to share my ompression about the seller. He seems trustwrthy but as this is my first property puchase and taokne amount is, at least for me, is not less.

Please advise.
