GPA Registration

Could you please suggest me, I am planning to take plot which comes under grampanchayat, Bangalore. Land owner is telling we can go for GPA Registration. Is that ok to go for this registration and do we see any problems in future for selling or developing the property?

Dear Reddy,

Please note that, the GPA is only an option to create agency on behalf of the real owner but ownership will never get transfer in your name.

Further, based on inputs i assume that, its a revenue site and such sites cant`t be transferred by way of registered Sale Deed in Karnataka.

Hi Vasudeva, I am also in similar problem. I have seen a site in Avalahalli. The owner is telling to make a GPA registration and get the sale deed when ever the registration opens.

It is like this:

Get the GPA from the owner on my wife's name.

When ever the registrations open ask your wife to see it to you.

Only thing is we will be end up paying double the stamp duty.

I am not sure how it goes and complcations of it.

Hi, I am in similar situation. We are planning to take plot ,which comes under grampanchyat. The Plan was convert  the plot  to residential puspose using form 9 &11 under grampanchayat to make registration and Katha(under grampanchayat). Agent is now telling that this process will be delayed due to various reasons, he is insisting for GPA Registartion.

I have checked with couple guys, i have got positive feedabck from them for GPA Registartion, but this site registered later point of time to get KATHA, means double stamp duty. They also informed that " GPA REGISTARTION HAS STOPPED BY GOVERMENT", so we can't do you. Do you Guys have any idea?. Dear All,

GPA is only a creation of agency, might be the executed GPA may be couple with interest. But how do u bind the land lords not to act or execute similar kind of GPA in favour of the third parties?  Only I can say be careful….

Hi,

I am planning to buy a BDA(bangalore development authority) approved site in a layout. The 2 of 3 owners of layout who has having the khata(ownership) for this site in thier name. Now they have given registered GPA to one person for this lone site to sell. So can I buy this site from this registered GPA holder?... or can I ask owners to cancell this GPA and then sell it to me. or if any other ways to buy this site which is legal?  please suggest on this.
