Is post dated cheque a legal instrument

sir, i am purchasing a shop in a market under construction.payment terms are such that a part to be paid at the time of sale aggreement (regestered). balance consideration to be paid in four monthly instalment in the form of post dated chaque to be paid at the time of possession and exicution of sale deed.

in a  regesterd aggreemant for sale ,can we use the word POST DATED CHAQUE ? can a sale deed be exicuted after paying the balance consideration in the form of post dated chaque?

please suggest

If the post dates cheques are not honoured then you can initiate criminal proceedings against the person who has issued the post dated cheque.  Issuance of post dates cheque amounts to discharage the legally payable debt.

REGISTRATION OF THE DOCIMENT WILL BE ALLOWED WITH POST DATED CHEQUES PROVIDED THERE MUST BE REFERENCE OF THE ASPECT THAT TITLE WILL BE PASSED SUBJECT TO REALISATION OF THE CHEQUES.
