Sir / Madam, My mom was gifted an land by my grandfather and the same was registered in the name of my mother and myself and my brother, at the time of registration we were both minors and my mom has been appointed as guardian for us. Later after my father died my mom sold the land and she signed in the document, later after 20 years the person whom to the land has been sold came to us and said that they need the signature of myself and my brother, since we were minors at the time of sale and my mother dint sign on behalf of us mentioning she is the guardian, a year later they got a sign from us in the relinquishment deed, is the deed valid or we possess any rights on the sold lznd when we were minors, please do advice, sir

Dear Querist,

The transaction made by your mother- was voidable at your option, good only as long as you don't oppose it, since after turning major instead of opposing or challenging which you could have done only within 3 years of turning major, you have act accepted/ratified the transaction, and same binds you.
