Minimum lease duration

I have inherited a piece of land through partition of ancestral property. I want to give it out on lease for construction of commercial complex. I wish to know :

1. What is the minimum period of lease that can be done with the builder ?

2. What is the sharing percentage between land owner and builder generally ?

3. Can anyone help me get a sample of any such lease agreement ?
