Multiple mortgage, which is valid and which is null and void

The grand father ( Mortgagor)  maortgageed the property to X person in 1942 and to release the same mortgagor  without releasing the previous mortgage created a another mortgage in 1945 to Y person. The Mortgagor enjoying property over his life period. The Son of the Mortgagor mortgaged the same property without releasing the 1945 mortgage to co-opeartive societyin 1964  and enjoying the property over his life period. Now the mortgagor grandson released the co-operative loan and mortgaged the same property  to Co-opearinve society in 2011 and enjoying the property. The tax paid by mortgagor till date.

Now the question is : Weather the Mortgage executed by the Grandfather in 1942 and 1945 is valid or null and void???

The property is disputed by the Legarl heirs of the mortgagee Y,  The mortgagees has any rights over the property?? The prioperty in Karnataka.
