Hi, I have a flat in Mumbai given on leave and license that was signed in Dec 2012. Licensee (tenant) paid rent for 2 months till Feb 2013 and then stopped paying. I have sent notices as per agreement, tried calling, etc but no response. Finally sent him a termination notice as well. He does not stay in the flat physically anymore and has locked the flat with no access to me. Now what?
1. Can I take possession of the property by breaking the lock? Any risk in doing that?
2. What course of action can I take to get access to my flat back? I am not bothered too much about the unpaid rent amount, since I had taken 3 months deposit in advance.
