Need urgent help about buying a flat with deviated plan

We have seen a new "ready to occupy" 3 bhk flat, shown by the builder. We very much liked this flat and want to buy it but there is a problem and I want to check if there is any solution to this. The problem is that, builder told us the approval for this flat was only for 2 bedrooms, i.e., for 2 bhk flat. But the builder built it as a 3 bhk and that is how we want to buy.

Is there any way of making it legal by obtaining the permission?? What can be the consequences of buying such a flat?? Is it advisable to buy it?

Please reply soon, as we have to finalise a property in 1-2 days.

Please check the plan in approved copy. If it's overall plinth area and shape is same as 'as built' flat exept an extra wall for making a small third bedroom, then there should not be a problem. It can be construid as modified later as per family requirements. But if shape and plinth area is different then better to seek legal help.
