Non-declared money in stamp paper

Dear members,

Im writing here on behalf of one of my close friend. Recently he sold one of his anchestor property to someone. The actual value of the house is 18Lacs.However as normally it happens, the stamp paper was having only 5lacs as actual value and 2 lacs was given during agreement. So now 18-6=12lacs is not officially written anywhere, though the money belongs to him he is struggling to reinvest into another property. Can you pls suggest how we can reinvest this money for buying a new flat. I beleive he cant deposit 12 lacs in bank since there is no proof.

Thanks

It is common problem.  Deposit the same in different banks.
