Hi,
I have book at flat in underconstruction property in Pune in 2015 and the sales of agreement metioned the possession date April 2018.
However there is delay in possession from builder and sale of agreement has been signed before MahaRERA came in to act. The project is registered under MahaRera and builder has mentioned possession date as April 2020 on MahaRERA website.
I have below two queries.
1. Am I eligible for compensation from builder as per date mention insale of agreements or date mention on MahaRERA.
2. The MahaRera says builder need to compensate as per 10% p.a, and sales of agreement says it will be rs 7 per sqft (carpet area) per month. which clause will be applicable for me ? as sales of agreement was signed before MahaRera act.
