I have seen flat to purchase at chitlapakkam, chennai. I have verified the documents and the title is clear.
I have checked the building approved plan and find the deviation with the constructed flat,
the approval was given to 6 flats ( 6 kitchens) 2 flats in ground floor, 3 in first floor and
1 in second floor. The square feets approved in plan are lesser than constructed one. We are interested
to buy second floor flat. The total area in 895 square feet( includes common area, car parking not included).
built up area is 720square feet. For this flat in the approved plan the approved square feet is 381. Provided UDS is 501. FSI is 0.8.
Could any one please confirm whether i can proceed to purchase this flat as the construction deviates from the approved plan?

Before take any action, you should Check  Completion Certificate

could you explain me what is completion certificate? also if you have any advice regarding my query please proceed

it is to be given by sanction auhtority, after completing constrution.

If CC is taken by builder  then no problem.
