Purchase of agricultural land for residential use

Dear Sir,

I have got a proposal to buy a Agricultural plot of 1500 sq ft within Muncipial area limit of Kolhapur city at about 30% discounted rate. I wanted to buy plot for constructing my own home or in case of emergency I may also sell it. My doubts are:

1) Can I use it for residential purpose. After constructing on plot can I make it regularize by paying fine ?

2) Can I make it NA plot before making any construction?

Dear Lawyers & experts, Please advise. This may help many of like me who are in search of dream home.

Mr.Sandeep,

 

are you or your father is having a farm land already in anywhere in the country under your names. If yes then only you may purchase an existing farm/agriculture land else – please do note non farmers are not allowed to purchase farm land.

After purchasing the land you w’d have to apply to get it convert into N.A. & after paying the approved fee (& some more to grease the palms of officers/staff dealing the N. A. issue).

If it is in residential zone go for regular NA, with proper axes and land within TP sanctioned layout.If in green zone it is difficult you have go for gunthewari.
