Rent not paid by tenant more than a year

Issue legal notice to tenants and demand due rent, if they do not pay and comply with notice then file eviction suit against tenant on ground of default in making payment of rent more than a year.

After that you can issue a legal notice to all the tenants stating that you are the owner subsequent to the death of your mother hence the tenants either need to enter into a fresh rental agreement with you within a time stipulated or else to vacate the premises within that time and deliver vacant possession, failing to comply, you may contemplate legal action against them to evict them by due process of law for which they will be liable for the legal consequences.
