Undivided property

Hi

My grandmother has a family property in Kerala which was divided into three equal parts for three sisters and one part was for my grandma. Later she willed it to her three and the last son died in his early age of 20 when she was alive. So she sold out her last sons property with the consent of her other two sons.

Now the question is, her sisters daughter wrote a new document dividing a part of the property into equally into two. And also made my fathers brother to sell his property without my father's knoledge. So is it legally valid to do so???

Now my father's brother is not alive and he doen't have any legal hiers. We are planning to sell our portion of the property and is it possible to do the  sale proceeds. What have we to do?
