Unregistered ancestral property

My grand father purchased a plot of land from a housing society around 1960. But this purchase was not registered. Only "allotment letter" is given by society, which was probably the practice in those days. Since then a building was constructed in 1970 with municipality permission. We have documents of that municipal approval. We have all receipts of municial taxes since 1970. We are still living in that house and my grand father is still alive. If we wish to sell this property, does my grand father have a clear title by virtue of having lived in the property for so long, and paying municipal taxes for 50 plus years ? How to get clear title for the property , since the original purchase from society was not registered. My grandfather has written a registered will giving the land/house to my father. Will my father be clear title owner after my grand father ? thank you.

where are you from ? you can get from NOC certificate and Sale deed from municipality theafter only you do as your wish.
