Co-owned property

A 150 sq.yd. land, in Delhi, is currently co-owned & co-occupied by my father & uncle, post the:

a) demise of the original sole owner -- my grand-mother;&

b) the subsequent relinquishing of the inheritance right by the other two natural heirs -- my other uncle & the only aunt.

Would appreciate a response regarding:

a) the possibility of my father getting his share of the land, ie 75 sq yds, registered solely in his name;&

b) his being able to demolish & re-construct his share of the building, by getting the plan approved & property registered on a fractional basis.

On the death of the original owner, his legal heirs including your father inherited the property in equal undivided share. Now therefater if other co owners relinquishes their share in execution of proper deed of relinquishment then your father becomes the absolute owner and has got no hindrance to use that property as he likes.
