Eviction query

Good Morning,

I am having one Query , eviction suit filed by Landlord under Maharashtra Rent control Act on below mentioned ground...

1)Bonafide Need.

2) Non Payment of Rent

3) Property which is rent out for Residential Purpose used for Commercial Purpose

As Far as Non Payment of Rent is concern , rent was never demanded and now through court order all dues uptill december 2024 already deposited in court custody.

Now Building got Section 79 A Notice from Mhada and Landlors are selling building to new devloper so query is as follows......

1) what will happen to existing eviction suit as now Landlorship comes to an end as landlord will sell building to devloper will stilll able to run old eviction suit because now existing landlord will no more remain landlord.

2) Since Bonafide need will also no more remains because this is ground on which only existing(new devloper can claim).

3) If any specific application now need to file for dismissal of civil suit??

The landlord is reported to have filed an eviction suit for some reasons.

If the landlord sold the property to the developer, then he don't have any reason to continue the suit, he may withdraw the same and the developer may forcibly evict you.

You have not stated what you are planning to do on this in the given situation.
