How to transfer land ownership from mother's name to her son

 

We have a land in my mother's name.Me and my brother bough it. Now we want to construct a house there. But we came to know that income tax benefit cant be claimed if we (me and my brother)are not co-owners. So, I want to know the best cost effective legal way to transfer the ownership to our name. 

Note: We have a younger sister. she is not married.

1,with consent of your mother any co partner name can be entered on same property record (Revenue department) without paying any duties since it is a property from family and mother has no objection of so ever nature

 

2, If you see the Talati cum Mantri if its village pancayat he will explain you more better way you need to make and affidavit from your mother end stating to give full consent to have her sons name in her property and other formalities to be done same time
