Thanx...Ok , The Karta will sell the property with NOC varifeid by first class megistrate from all the members of the family. What about the minors & unborn children of the HUF.Wont it effect to the purchager after registration took place since minors including unborn child has obtain their rights in the undivided HUF property.Please tell me how we can protect of all this factors which may going to happen afterwards.

What is done with the proceeds from the sale. If it is ploughed back into HUF by acquiring a new asset, unborn children won't be affected. If Karta is selling with the consent of the coparceners, the unborn children will have right only on properties held by the HUF as on the date of birth.

If there is partition, then one of coparceners wife is prgnant, then only the unborn question arises. There will be repartition after the birth takes place, if partition cannot wait till the birth of child.
