Mother deed not available

Hi, The documents i have got from one of the developer in bangalore doesn't have mother deed. I learnt that first transaction of land which is documented in a deed calls as mother deed. Now the question is what if there is no transaction happened and the land is ansistral is nature?

What is the risk of not having mother deed.

Khata is normally transferred with the mother deed.

Dear Sir, Thanks for your reply. It would be great if you can provide more information and clarity on this. Just to reiterate, the question i am asking is that there is no mother deed at all. Is this normal and if someone buys such a property, what is the risk.

Apply for  mutation. Mutation is the permanent record in the revenue department (govt.).
