property

Can a grand-daughter of a deceased property owner India (Punjab) do a title-search? Can it be done from overseas (Australia)? He passed away leaving behind 2 sons and a daughter. The two sons have now passed away. Their wives are still alive and they have children. My mother is the surviving daughter. She and her two sister-in-laws have come together to claim the property in Punjab. At the moment my grandfather's brothers family and descendants have been occupying the land with acknowledgment of my mother during her visits to India. What are the legal steps required to liquidate the estate and share the proceeds equally between the 3 Children/their surviving wives? How can I help my mother and aunts to get the ball rolling? Some contacts or references of lawyers in handling these issues would be helpful too.
