Property nominee authority

Dear Sir/madam

Sold and registered a land to party B.  Now the buyer (party b) after registration says he doesn't want the land and wants to return the papers and is asking for the money to be returned.  The owner is very seriously ill and is right now on the ventilator.  Can the nominee take care of the proceedings because the owner is in a coma?

Can land be sold and registration be done by the nominee if the owner is in a coma? 

The owner has no children or family.  He is unmarried and his parents passed away.  He has named a nominee.  so can the nominee take over and do what is necessary? 

 Please give your views it is very urgent.

The ransaction having been completed, the buyer cannot repudiate the conveyance. Any further transfer amunts to a fresh conveyance.

The posting suggests deeper issues. Please post complete facts.

B has already stated to have purchased the property and got title transferred implies transaction is complete. Now it is the property of B where vendor (seller) may or may not agree to buy-back.

What is the role and status of "nominee" of the vendor who is stated to be seriously sick and on ventilator ?
