Certified copy is same  as original and you must confirm wheather the document is really certified by the issuing authority.

It is very important to note that if there was any encumbrance created on the property on the basis of the original deed.

The reasons for producing the certified copy of the  original deed has to be shown, i.e., by a police complaint, public notice thorugh a newspaper and an affidavit by the title holder to this effect givng reasons and circumstances wherein the original document is reported to have been lost.

The certified copy should have been obtained after submitting the copies of all the documents now prepared.

After that a search for encumbrance, court case and chain documents have to be made through the registrar concerned.

If the procedures followed gives a satisfactory result then after obtaining an indemnity bond indemnifying the losses to the buyer by the owner, the prospective buyer can proceed provided the purchase is recommended by a lawyer in his legal opinion.
