Sale of property through Power of Attorney

Hi, I am planning to purchase a site in Bangalore with in BBMP limits. The property belongs to the Owner who is in UK and he has given Power of Attorney to his sisters. As i want to know whether I can purchase this property through Power of Attorney ? what are points I need to consider before going for purchase ?

Dear Sir,

property being dealt by GPA then firstly to be verified:

executed at UK then counsate should endorse and subsequently it needs to be registered in india at his jurisdiction or at the property where the sub-registrar jurisdiction comes - prime requisite.

verify the title document and obtain the EC which denotes if any liablities or any subsequent transaction are there with the reference to the schedule of the property.

obtain the link documents and if needed get the  certified copies.

subject to his you may go ahead.

better to appoint a counsel versed with the real estate property.

Dear Manjesh,

with all the relevant documents i.e., Title deeds, ECs, up to date tax paid receirts, latest compurised Khatha Certificate and Khatha Extract and GPA, you should go before the Advocate and get a opinion on the property than advocate will advice and tell you that can proceed or not.
