Lease deed should be registered if it is for more than 11 months as per section 17 of Registration Act. Advantages are that in case the lessor deposses you from the leased primises then you would be able to take injunction immediately. It gives you better legal right and hold on the property. If you can take chance to searh other property then you can opt to avoid registration but if you avoid even then the same would we treated as secondary evidence .. a week evidence.
