Tenant was cheated by landlord

Hi, My tenant promised furnishings (ac, chimney) etc and thats the reason the house was finalised with a higher rent than others, it has been 2 months and the landlord keeps delaying it saying he will do it soon, we have an agreement and it doesnt mention the airconditioners etc. but we do have electronic communications and recordings mentioning a consent to do it all. when we call to fllow up, he says you are free to leave the house if you want, what remedy do we have, ?

Upender,

If your landlord has cheated you, than it is practical for you to ask your landlord to reduce the rent to the market rates and adjust the excess amount in further rent or you can look to vacate the premsies to avoid ugly fight.

Else, you need to serve legal notice upon your landlord and claim specific performace or refund of excess money received by him from you along with interest and compensation.
