Like to purchase a property auctioned by a bank

I would like to buy a property in chennai auctioned by Karur Vysya Bank. But the bank has not taken the possession of the house and a family stays & pay's rent for the owner who himself a defaulter.

I had asked the banker why they haven't take the possession as they had pasted the demand notice since more than five months becoz of that I smell something fishy. Even the tenants are not allowing us to see the house. And the bankers say it's not necessary for them to take outright possession like other bank's & hence say it's ok. Now my question is...1) Still the house generating rent ( as tenant stays ) is it right on the part of the bank to just paste a demand notice & let the people stay there..2) As per SARFAESI Act bankers usually evict the persons & get the property attached to it...Is it true...3) In this case the banker had already announced the auctioned date & nobody has purchased till date.When I spoke to them its ok for them to let the tenant there as it differs between bank to bank..Is it so. 4) Came to know that the flat is in 3rd floor which is unapproved..Please clarify the above points & advise me whether it's worth going further...thanks

Nhai land acquisition

NHAI IS ACQUIRING OUR FACTORY LAND AND BUILDING IN MAHARASHTRA BUT REFUSES TO PAY FOR THE MACHINES. NEITHER THEY ARE PAYING FOR SHIFTING, LOSS OF BUSINESS, ASSEMBLY OR DISMANTLING. WE HAVE A LARGE ALUMINUM RECYCLING AND EXTRUSION PLANT AND ALL THE MACHINES ARE GROUTED TO THE GROUND. THE FURNACES, CHIMNEY ARE SO DIFFICULT TO DISMANTLE.

PL ADVISE PREVIOUS JUDGEMENTS WHERE NHAI HAS PAID COMPENSATION FOR MACHINES, LOSS OF BUSINESS, ETC.

Land value

Sir experts...I want to increase my land rates.how?.
I have a agriculture land 1 acr. Govt Registration land rates value is 200000rs(2 Lac) per acer only.
My besides land rates is 35,00000 (35lac) per acer govt Registration value..now I want increase my land rate how??

Leakage sipping out from flat

Hello!

We've been staying in western suburbs of Mumbai on the first floor of a building that is about 40 years old. We've changed the pipe line about 15 years ago and made it concealed. Also, have changed the flooring of the bathroom to red tramite and applied tiles to the wall during the same time.

Now there is a leakage which is sipping in a flat beneath us and the flat owner and the society wants us to remove the apparent leakage.

My question is, in case of me repairing my bathroom for removing leakage, will the owner if the flat beneath me liable to share 50%expenses.

Any legal citations or bylaws to that effect shall be highly appreciated.

PS.: Our society has maintained that I need to take the necessary action as and that the society is not liable for the expenses or taking any corrective actions.

PPS.: A prompt response shall be highly appreciated.

Employee doing conflicting side business

Hi. We have a employee doing conflicting side business while being under our employment. He started a company dealing in the same products as ours while still drawing salary form us for a full year. This action of his has caused considerable damage to us. While there is no explicit clause in his appointment letter prohibiting him from indulging in any other business, I want to explore if we can sue this person for fraud / cheating or other grounds.

TAT for salary if process ramp down and employee give spot r

I'm worked with a bpo where the process ramp down on 30/9/18 we were ask to shift in other process with out any increment in salary so we opted for the spot resign. Now when completed all the legal formality of spot resign they said salary will be given after 45 days. Is there any law when employee gives the spot resign he get the salary after 45 days?? As I asked my other friends who work in bpo they say salary is given within 15 days

Recovery of dues from cooperative housing society member

One of our member has two flats in our society. He is paying maintenance charge for only one flat. Society filed a case against him and verdict came in favor of society in 2008. But, the managing committee did not follow up for the recovery of due that time. Society filed a case against him again in 2014. Can we approach the Registrar for Recovery under Section 101 of the M C S Act 1960 even though the case is pending in the court?. Please advise.

Look out circular cancellation

Hi.
I have an FIR in my name under prohibition of dowry harassment 498a. For this, there was an LOC issued and I was caught at the Chennai airport when I was returning from Dubai.
I was handed over to the respective police station and got bail on the same day.
Later, I checked with the police station and they are orally confirming that the LOC is cancelled.
Now, I have to travel back to abroad and I am not sure how to get a written confirmation that the LOC is really cancelled.
Request an expert suggestion on this.

Regarding house tax under 123d of dmc

My father had bought a house in kotla mubarakpur (delhi) in 2012 and since then he has not been paying house tax as he was not awared about the same, but yesterday i.e on 30th sep we received a notice from north DMC regarding self assessment property tax.
They have given us notice to pay house tax from 2004- 05 to 2017-18, earlier owner had also not paid tax till 2012 when we acquired the property. My question is, whether we are bound to pay house tax from 2004 - 05 or from when?
One more thing they haven't given any notice in these years, given notice yesterday after 15 days later from date of issue of notice. what should we do now ????

Transfer of case from tribunal court to district and session

Is there any provision under which case from municipal tribunal can be transferred to district and sessions court.
