Accensterial property rights

Dear sir I have land from my father. And he got it from his father. Now my grate grandfather have 2 son one sold his property . Now The 2nd son of my grate grandfather is claiming on property after 30-40 years.

1) how many years he / she can claims on property ?
2) the calim they are making is right ?
3) my father and grandfather was cultivating that land and his grandfather went to other city for work.

Tenented property

Sir,our family is my mother,father expired,we 2 married sisters ,no brother...my fathers one room is in south mumbai,it is tenanted MAHADA CESS building.due to old age my parents r staying with me..i am taking care of them.sister refused to take them in her house.
My parents made a Will and a room (tenanted property) givn on my name.
Sir my query is if it goes for redevlopmnt...then without my sisters signature...can i b the owner of that room/house?

Claim for rent and house damage charges

Respected Sir/Madam
One house on my Father Name ,he died recently.But my mother and unmarried sister not willing to give position in that house One house gift deed to my unmaarried sister when my father alive . Can I lock house,can I claim rent, house maitance,and any other.Can my self and my wife file case against my mom and sister towards hershment.When they left home ,gave keys.,but not give keys last time.can I file position suit

Specific performance case.

Dear Experts,
Vishnu Vardhan Reddy (Land Owner) executed an Agreement of Sale in the name of Ramayya Chetty ( Agreement Holder) for 1200 sq.yards of land, in the year 2017. Since the said Vishnu Vardhan Reddy failed to execute a Registered Sale Deed, the said Ramayya Chetty ( Agreement Holder) filed a suit for Specific performance in the year 2019. Later he came to know that Vishnu vardhan Reddy already sold out the said land in the year 2018 to third parties and that Ramayya chetty, brought the purchasers, who purchased the property under Registered Sale Deed into the said suit as Defendants.

Now my point is, at this junction, (1) whether the court can pass a Decree of Specific performance in my favour or not.?
2) Since the property is not in the hands of Vishnu vardhan Reddy ( Land Owner), what should I have to do, even after passing Decree.
3) Or Shall I have right to cancel the said Sale Deed.

Plz. suggest me what I have to do.

Variation in name and govt job

Hello there
My name as per 10th is MOHSIN HASSAN RAINA but in 1st year, 2nd year, 3rd year of B.A, B.ed, M.A. category certificate and Permanent Residence Certificate it is as MOHSIN HUSSAN RAINA. I applied in 2018 for govt job online and wrote my name as MOHSIN HUSSAN RAINA and qualified written test and got selected in final list, the I joined the department and am working as provisional appointee, after few months now confirmation order is going to be issued but i am worried that the variation in name may come up and I might face tough time, what should I do to avoid such a problem should i apply for correction in my certificates as per 10th certificates,

Sale deed requirement for gift deed to obtain a loan

We have four houses in our 60x40 site. Except the outhouse ground floor every other house is a gift deed property.
Now, one of the owners of the house wanted to pledge his gift deed and obtain a bank guarantee. He claims that since all the houses are part of the gift deed property, in order to obtain a bank guarantee, he needs absolute sale deed of the entire site. Is the claim correct ?

What are the documents required in order to obtain a bank guarantee for the gift deed property ?

I wanted to know if I can file legal complaint against this person who has now obtained the absolute sale deed for the entire site.

Can i take in written by wife that she leave home in future?

Wife left home without any valid reason and lived separated for six months. Now she wants to come back. I and my family members never bother her. We both are working. But she was not ready to share home with my parents. She left home, she thought I will leave my parents and follow her. But I didn't. Now she is coming back. Can I take in written that "she has not any problems from me or my parents. left home without any valid reason. And I am willing to lead a happy life again.

I can't trust her. Because she asked me for divorce, her mom dad threatened me that they will send me jail.
Plz give me suggestions. I need it most.

Confirming party to gift deed required or not?? urgent reply


I1. original agreement for flat in mumbai is jointly owned 50-50 by husband and wife.executein 1992
2. after husband passed away in 2016, persuant to his will full name was effected only on wifes name in the share certificate
3. mother wants to execute a registered gift deed to the extent of 100% on sons name.
4. only legal heirs are mother son and married sister.
5. will is not probated as yet.
now, the question arises is IS THE SISTER NEEDED TO BE A CONFIRMING PARTY TO THE GIFT DEED, OR EXECUTE A RELEASE DEED IN FAVOR OF HER BROTHER?

OR

CAN THE MOTHER EXECUTE GIFT DEED WITHOUT SISTERS KNOWLEDGE AND ALSO SIMULTANEOUSLY APPLY FOR PROBATE

can the future buyer after the gift deed to the son raise a concern and force for a release deed at that point in time if the sister is not a confirming party to the gift deed and neither has she released her right.

Complaint against district judge

Which is the provision against district judge when he change argument and add other fabricated facts to fit his order in bail application or other matter either in criminal or civil?
is there provision in CRPC or Other acts like section 340 etc ??
