    Hello Experts , My father and mother booked a plot worth 60 lakhs with a builder/developer under construction/development linked plan in july 2009.My father made part payment for 10 lakhs & 10 lakhs from relative (Total 20 lakhs). In feb 2010 my mother sold a plot for 10 lakhs and invested the amount in the above mentioned plot. Now my father wishes to sell his 15 yrs old plot for 40 lakhs , pay the relative 10 lakhs and rest to the builder to cover the balance . the builder is expected to do the registration / possession by april 2012.Then we plan to construct the house. My ques is Is my mothers plot sale & fathers plot sale long term capital gain are adjustable in this booked property. Thanx & Regards

    Sir, We have purchased a flat 9 years ago. The building is 14 years old. the builders has expired without dong the apartment deed. In this case to whom does the terrace, Open Space and parking belong? To the flat holders or builders heirs or to the owner of the land. Does the builder have a right in his Will to give it to his sons? Now the builders sons are not allowing the flat holders to use the terrace, in this case what should the flat holders do?

    Rajeev sir , This is hand foled request .Kindly provide me answer to these questions 1.I am not going to sell that land .But in future if it comes under munciple corporation ,now it is in gram panchayat ,then govt will snatch it from me without paying anything or pay me if it is going to pay then at waht rate . or they plan the things keeping my house in mind .. please answer me

    Dear Sir, I would like to have your personal advise in below scenario. We have 6 small various companies in at one campus and same location with different name deploying less than 50 manpower on daily basis since more than one year. We have two union at work place. We have made settlement with majority of Union.The other union have not accepted the said settlement hence they have given separate charter of demand and later this dispute referred to labor court for adjudication. Meanwhile they have resorted to illegal strike in April 2007 and till date they are abstaining from the work. By the way we have submitted an application to Labour court to declare this act as illegal strike and case is now on leading evidence from our end. In such situation can we close our sister concern ? Do we need to seek permission from Labour court where dispute of illegal strike is pending. What is the procedure for applying closure of establishment? What reason we can lead to justify the closure? What can we do with the employees who are with majority of union and are working in this sister concerns? Would appreciate your help and reply.
