Dear Sir/Madam, I am going to purchase a independant home with 2000 sq ft total area in village under Grampanchayat area of Solapur District. Electricity, water connection, grampanchayat tax, on only one persons name but she is third owner of this property, Please inform me what is process for purchase this property from legal and safe side owner and what documents need tobe check before deal. Sir/Madam please guide me in this matter from start to register on my name said plot. Talathi record, Gramsevak record which to be check and change after purchase. what is the better option to pay amount to owner. Please inform me legal procedre to purchase this property from this current owner. Hoping a helping hand at the earliest becuase i want to purchase within a week. so please help me in this regards. i buy a home in 2007 and registerd it to my own name.the price was 21lakhs in this i take home loan of 9.5laks from bank and 11.5lakshs my personal incomemy brother and sister claim that house buy from acentral property of my father.but i never took money from my father.they not have any document regarding this.can they claim??????????

Dear Experts, I am 31, stay in Mumbai. I got married to my GF on 27 May 2011. A priest from Arya Samaj came to venue hall and performed solemnized our marriage in presence of all relatives from my side only, but no one came from the girl side only because we didn’t want to disclose the matter to her family or friends also. Everything went done. We have clicked hundred of photographs with guests and priest etc and shoot videos for proof also. Next day I got Marriage Certificate from Arya Samaj Priest on Arya Samaj's letter head with stamp and signature of the same priest on it. DO MY QUERIES ARE: 1) SO DOEST IT MEAN I AM LEGALLY MARRIED TO THIS GIRL? 2) DO I STILL NEED TO REGISTER IT WITH BMC OR COURT? 3) IF I GO TO REGISTER MY MARRIAGE WITH BMC OR REGISTRAR WITH OUR DOCS AND ADDRESS PROOFS ETC, WILL THEY PEOPLE SEND ANY NOTICE TO GIRL'S ADDRESS? 4) IN ANY CASE, WILL GIRL'S PARENTS WILL COME TO KNOW ABOUT THE MARRIAGE WE HAVE DONE? 5) CAN I REGISTER MY MARRIEG IN GUJARAT IF I HAVE PERFORMED MARRIAGE IN MUMBAI? BECAUSE I M FROM GUJARAT, SO MY PASPORT HAVE ADDRSS OF MUMBAI, BUT MY RATION CARD AND BIRTH CERT. HAS ADDRESS OF GUJARAT.. Hello sir. I am an employee of an IT organisation in Hyderabad,I joined the org in Jan 2011 as it is a start up and i thought the opportunity will be enornous.But later i found out that the MD is playing gimmicks of all kind with resources (13 resources, 1 fresher left last month against whom the MD is conteplating filing a civil and a criminal suit). Now he is going against all the promises made before joining organisation ( like changing the company policy abundantly just to force resources not to leave the org, but trying anything not to give resources their fare share of salary for example he deducted INR 34000 this month from my salary towards Tax for the whole 2011-12 in advance). Now i want to leave the org by any means and for that i was going thru offer letter and found out the below mentioned clauses. Clause 1. Your first year of service will be the probation period during which you will be appraised for satisfactory performance for which ORG would normally confirm you. If your performance is found unsatisfactory, company may extend probation period by 6 more months or terminate your employment with immediate effect. During extended probation period, if your performance is still found unsatisfactory, company may terminate your services forthwith without any notice whatsoever. The terms and conditions of the training will be governed by ORG policy.Company reserves the right to modify or amend the training policy. Clause 8.Notice period - During your employment with ORG, including probation/training, either you or ORG can terminate the appointment by giving 3 months written notice. Clause 7. Service Agreement - As org will be incurring considerable expenditure on your training/initial cost, you will be required to execute an agreement to serve ORG for a minimum period of 1 year after joining with ORG, failing which, you will be liable to pay Rs. 2,50,000/- towards the training /initial cost expenditure. To me, clause 1 and 8 seems contradictory while one says he can fire me any time and the other says about 3 months notice perioid. Hence, please let me know if i will leave the org now ( i am in probation, not confirmed as a permanent employee ), how it will affect me legally ? And clause 7 says about paying back 2.5 lakh if i leave before completing 1 year.But some people say it is illegal and will be null and void before court of law.The MD has also taken a signed cheque while joining though i have blocked it in the bank. Please suggest how these 3 clauses will affect me legally in case MD files a suit against me if i will leave the org now as i am in the middle of life and death regarding my career here.

Please suggest me in Delhi by which By laws. Act, the right has provided to sale The Terrace in a building( In my case in a builder Flat) to any owner of the building or Specialy to the Top floor owner. As i research in DDA By Laws, MCD no where i found any written material. And in many judgements there is no specific oder has been passed in favour of sale of Terrace. In fact Mumbai High Court gave a judgement that IN Society COmmom area cannot be sale that includs Terrace. But No direct Judgement I fiund iN case of Delhi. And the Practice of selling Roof Rights in Delhi Is very common.Without have any clear guideling or Act in support of this. What i understand that This POLICY was made by DDA in earlier years to buyers to sell their top floors as people are generally not give preference to Top floor, but by passage of time this practice made Law by verbal communication in society. Please help me out i am in urgent neeed ....
