    Dear Sir, My father passed away a year back.The properties in his birthplace and the place he lived was registered in his name.On his decease,what are the documents required to make sure the property belongs to none other than his wife and two daughters in the circumstance he has an elder brother.His parents have deceased as well. I have the death certificate,possession certificate,electricity connections of the properties in his birth place in Trichur and place of stay in Palghat (as he relocated to Palghat) transferred to my mother's name .The legal heirship certificate from our Taluk has been received bearing just his wife and we daughters as the only legal heirs to his property.Is any other documents required to make the same secure and legally bound to avoid any threat from my father's elder brother.Your response is highly appreciated.     My cousin shathivel whose is A2 in this case has a Fibre fishing boat in pondicherry which is a union territory. His Friend's Devamani A3 and logeh Iyappan A4 adviced the driver kannan A1 to drop some people to srilanka.As shathivel the owner of the boat heard the news he screamed at kannan and did not allow the incident to happen and adviced the driver A1 to go to karaikal which is in east coast 200kms away from pondicherry.But while kannan reached kariakal with the boat the local police seized the boat and arrested the driver, and also arrested shativel A2 and put them under 402.They came out in conditional bail after 11 days in remand.But now the politicans and some of the higher official police people are scaring them that they are going to take this case to the collector and put them against bars under National Security Act and it seems there is no bail for it.What should be done?? thay are illiterate and dont know how to proceed.!!!Please do help by giving some advices!!!

    hi this is ankita my husband has got ex parte divorce against me in that matter sumannce was serve to me but didnot appear to court as my husband misguided me i came to know about ex parte order after 3 monts then i have filed set aside aplication it was rejected by court u/s 123 of limitaion act now which step i can take against him n appeal can i get relif aginst his ex parte or i get relif against set aside aplication sir one morething is that in his reply to my set aside aplication he made contradictory statement in afidevit he write he mention he married on 1 may 2010 & he get sumannce on 5 may 2010 but as per documentary evidence that is as per marriage certificate he married on 19 may 2010 can i take any help of it in appeal or can i take any action against him sir i m working & he earns four time more than me he had not any responsbility can i get allemoney from him

    sir many day ago i write you about my fathers mact case.sir my father's accidented in near 2003 his left leg was not working not fold his leg. when he walked support with stick or walker. today 4 years ago he death as heart attack. his monthly income near 25000-30000.so how much money we claimed and allegable for this? answer me sir as per court we get 30000 for first time and made it f.d as rules.now our case is not on board so what we do sir? advise me....

    'X' is a monthly tenant from the year 1974 in respect of 5110 sft non-residential premises in kolkata, West Bengal. The rent at the commencement of the tenancy was Re 1/- per sft ,i.e., the monthly rental was Rs. 5110/-. In 1991 'X' and the landlord mutually decided to increase the total rent to Rs. 11,000/- , i.e., by additional payment Rs. 5890/- nomenclatured as 'service charges'. Since then the 'X' has been paying Rs. 11,000/- per month. The Rent Control Act in West Bengal underwent changes in 1997. West bengal Tenancy Act 1956 was repealed and the the new Act, West Bengal Premises Tenancy Act 1997(ammenreded 2002) was enacted. The new Act set an outer limit (for rent) of Rs. 10,000/- for including a tenant under West Bengal Premises Tenancy Act 1997. My clarification are as follows: 1. Under which Act does the tenant presently come under? West Bengal Premises Tenancy Act 1997 or Transfer of Property Act or any other Act? 2. Assuming the tenant comes under Transfer of property Act: i) Can he be made liable to pay fair rental in the Courts. Market rentals have become as high as 100/- per sft in the building in which the tenant is situated. Is there any provision for fair rent revision under TP Act? What is the legal procedure for rent enhancement. Is a valuation report of an Court registered valuer required to be submited before the Court. ii) Can the lanlord file an ejectment suit under TP Act against the tenant by giving him 15 days notice without having any reasonable grounds?
