    Namskar! I hope it finds you in good health. This is my first PM to you. I am really happy to read your reasoned replies against queries raised on various issues. I was feeling very good when you and Ajay Sethi were making a code and conduct for experts which includes not to make any reply to a query raised by anonymous. It is really a good step but it was equally painful to note that soon after evolving this code, you were found violating this code as if no such discussion was held and no such commitment was made. I am of the view if one has assured, it should be followed. I am in a piquant situation now. Should I reply or not? I think, nothing can be improved and impeachment to others is easy than to follow. Anyway, Good Nigh and sorry if I have pained you.

    Hi Ramchandran ji, Summary: A person (Mr. A)holds 13 acres land in Maharashtra since 40 years, initially he took the said land on rental basis from the original owners of the land (Mr. B). He (Mr. A) entered in a Joint venture with a partner(Mr. C). (Mr. C) purchased the said 13 acres from (Mr. B) being the land in possession of (Mr. A), an Agreement of Sale was executed. JV was dissolved and a consent term was executed. (Mr. A) was holding another piece and parcel of land, decided to handover the same to (Mr.C) and in turn (Mr. C) executed a Power of Attorney in favor of (Mr. A) and (Mr. A) became the owner of the land. (Mr. A) failed to enter his name in revenue records. It was in the name of (Mr. B) Few years back around 2006, (Mr. D) got in touch with (Mr. B) and purchased the 13 Acre land directly being the said land in possession of (Mr. A). (Mr. D) didn't even bother to take a search of the said land and its possession. Last month, (Mr. D) issued a Public Notice in the newspaper in respect of the said property (13 Acre) stating himself as the lawful owner. (Mr. A) is now 82 years old and is very tensed and want to resolve the issue as (Mr. D) fraudulently purchased the land from (Mr. B) without any public notice before purchasing the said property. Note: 1. Power of Attorney from Mr. C to Mr. A is only Notarized and not Registered. And, also its a Xerox Copy. Mr. A lost the Original. 2. Agreement of Sale between Mr. C and Mr. B is also only Notarized and not Registered. And, also its a Xerox Copy. Mr. A lost the Original. Query: 1. What's the remedy to resolve this situation? 2. Xerox copy of Power of Attorney and Agreement of Sale will be valid in the Court? 3. What can be done in order to prove his Adverse Possession? 4. (Mr. A) wants to take Stay or Injuction on all the CTS No. in the 13 Acre land, is that OK and what are the chances? 5. What will be the adverse situation of he tries to take Stay or Injunction? Experts, please treat this as a crucial matter and help me out.

    I am buying Kul Kayada No. 43, Navin Sharat Land (19 Gunthas) near Lonavla. I have done stamp duty - Sathekhat and Non Revocable Power of Attorney just recently. My queries are as follows: 1. Whether there is risk in buying this land being Navin Sharat and Kul Kayda No. 43. After submitting docs to Navin Prant office at Pune, how many days it will take to remove navin sharat and kul kayda no. 43. What are expenses involved in doing this. What documents I have submit to Collector for removal of these two things from 7x12 extra. 2. Since this land lies between national highway no. 4 and lonavla railway track how much distance should be left before national highway and also before railway track. Also can i construct small house in this plot after completing the transaction. 3. Can I do sale deed after removing navin shart and kul kayda no. 43.     Sir,kindly give your valuable suggestion. I slipped from stairs at University & fractured my ankle. I have been on leave since 2 mths now. My HOD has ben constantly telling me that the higher authorities are unhappy & thinking of terminating me from my job. I'm a permanent employee on pay scale. We came to know that he has been lying all through & also has been spreading rumours about me. I have completed one yr plus at this workplace with clean records & promotion. What can I do to stop any such thing happening in future as I have to work under him. He has been mean to other colleagues also. your guidance means a lot to me. Gratefully, Shweta

    hi... sir.. i need your help..please help me ... can you give m answer.. sir my friend born in rajasthan state but he completed his school and college study in gujarat and now he has gujarat domicile certificate . so can he apply gujarat state goverment jobs including panchayat ..jobs..
