Mofa carpet area mentioned as builtup area in agreement

I am planning to buy a flat in a building which is about 20 years old. in the existing agreement documents, builder has mentioned builtup area as 740 sqft.
Can I consider this as a MOFA carpet area?

Is the agreement registered as Sale or at least the agreement is registered? You can purchase the flat when the built-up area is mentioned as noted in the previous agreement

its registered as a Sale, it mentions Builtup area as 740 sqft, also its mentioned in previous agreements.
as this is a resale property, and was constructed before RERA act was in place, can I consider the built up area as MOFA carpet area?

In MOFA, the area including the entire floor area of the property with the area covered by balcony is known as MOFA carpet area. The net usable area excluding walls, terrace, balcony or any other space which lies outside the walls is known as RERA carpet area.
