2 release deeds for ancestral property

We are having Ancestral Property of 12 acres
My Grand Father is having 6 children, 1 son (my father) and 5 daughters
He died in 2004 without executing any will and even our Grand Mother died in 2010.
My father wants to get a release deed executed to his name from all the 5 sisters. But 1 of the sister is not willing to do so but the remaining 4 sister's are ok.

My Question is:
1. Can we get 4 sisters share(4/6) through release deed first and then get the another sister share (1/6) release deed executed later.
2. Is it legal to get 2 Release deed for the same property but their share.
3. If not then what is the better way to do so.

Please help me on this questions.

Dear Querist,

 

There can be two relinquishment deeds (both to be compulsorily registered). There is no bar to the same.

I have one small query. Whether Release deed and relinquishment deed or same or different.

If they are different, then ca you explain what exactly the difference is?
