5000 sq ft agriculture land can i purchase ?

I am residing in a small village of Kolhapur district of Maharashtra.  We have total half acre (20 Gunthe) agriculture land divided with my brother.  Moreover my neighbors also having half acres of land divided in to 3 to 5 Gunthe i.e. on one 7/12 many names are present.

Now I wanted to buy my brothers 10 Gunthe and half acre from my neighbors who are having 3 to 5 gunthe land so that I can own total one acre of land. 

Now my question is can I make a sale deed for individually or I can buy separately and can I buy in 3 to 5 gunthe agriculture.

 

 

On one 7/12 many names are present and everybody wanted to sale but they cannot come together. But I can catch individually and convince to sell their 3 to 5 gunthe land to me.  Please guide me how to conclude this.

मी महाराष्ट्र कोल्हापूर जिल्ह्यातील एक लहान गावात राहणारा आहे. आमची एकूण अर्धा एकर शेतजमीन (20 गुंठे )माझा भाऊ व 4 बहिणीसह सह मिळून आहे. शिवाय माझ्या शेजारी देखील अर्धा एकर शेतजमीन आमचे शेजर्‍याची आहे. त्यावर त्यांच्या चार भावांची नावे प्रत्तेकी गुंठे जमीन एकाच 7/12 उतार्‍यावर नोंद आहे.

आता मला आमची संपूर्ण जमीन व शेजर्‍याची जमीन मिळून एकूण एक एकर करायची आहे. पण सर्वजण विकण्यास येकत्र येत नाहीत परंतु मी प्रत्तेकस वैयक्तिकरित्या भेटून त्यांना त्यांची जमीन विकण्यास मनवळवणी केली आहे.

आता माझा प्रश्न असा आहे की मी वैयक्तिकरित्या 5 - गुंठे जमीन ची खरेदी स्वतंत्रपणे करू शकतो का ? मला मार्गदर्शन करा.

Why do you insist to buy the property where you apprehend dispute if not now but in the future.  If there appear several names in 7/12, it will be very difficult to get the property subdivided on your name until every one signs or consents for transfer of the said revenue record on your name.  Better consult a lawyer in the local and take his opinion by producing the papers before him before purchasing the same.
