Advise on purchase of agriculture land

Dear Sir / Madam,

I would like to buy total agriculture land of 20 guntas from two parties (wife and husband), having 10 guntas each through mediator. Owerns are unknown to me. I have verified their names and patta pass book numbers in Dharani Portal, which are reflecting.  However, Husband surname and wife surnames are reflecting differently.  I wanted to register total 20 guntas on my wife's name.  In Dharani Portal below details are also reflecting : 

Nature of land mentioned as " Patta ",

Classification of Land mentioned as " Metta / Dry ",

Land Status mentioned as " Digital Signed " ,

Land Type mentioned as " Agriculture Lands" and

eKYC status mentioned as " Aadhar available & e-KYC completed" .  

Is there any other things are required to verify before purchasing the said land ?  Please advise.

Is it required to verify EC documents before updation in Dharani Portal ?  Please suggest.

You need to verify the title deed as well the encumbrance, if any.
