Agreement for sale signed by minor on behalf of child

Facts: Agreement to sale (House) was signed by parents on behalf of a child (13 years old)in the year 1998 as minor was incompetent to sign. Now during the year 2016 when minor attends age of majority, is he required to execute some documents again (ratification) or its transferred by operation of law? please help...

Is it agreement to sell alone or sale deed has also been signed and registered?

Was there any time limit to register the sale deed inserted in agreement to sell?

Was permission to sell minor's share/property obtained from Court/Distt. Judge?

Prefer Ratification deed from jurisdictional SRO and settlement deed.
