Agriculture land selling requirements

Hi,

I have 10 guntha agri land in thane district maharashtra.

I want to know what are the requirements to sell it?

Some thing needs to be considered here and therefore I have confusion.

The land was taken from the owner of that land 20 years back. That owner posses the nearby land(which is 70 guntha). 

I have the kharedi khat on my name.

But I am not sure whether the 7/12 or survey number is separate on my name or it is on combine(samayic) names with the nearby owner.

So if I want to sell my land I have some questions in my mind;

1) Do I require the signature/NOC from that nearby owner(from whom I have purchased that land) ?

2)  What are my options if that person refuses to give signature/NOC? As I feel that fellow may try to exploit the situation.

3) Can 10 guntha land be put separate on the official papers? as I heard somewhere that it has to be  minimum 11 guntha to make separate official document.  Or the kharedi khat itself is sufficient?

4) If any buyer wants to buy my land, what kind of requirements I have to fulfill so that the buyer will not face any problems? 

If any expert can advise me on the above will be a great help.

If buyer is ready to purchase undivided share he can get ownership of land in every sq feet, but he cannot specify exact boundary in 70gutha without CONCENT of owner of remaining portion.
