Ancestral property (maternal side)

Dear Sir,

I want to know about the right of the grand son/daughter on ancestral property of maternal grandfather. The details are as follows.

One of my friend's maternal grandfather and grandmother both have died. There is no will. Now, his mother has a sister and a brother (total three living direct hairs).

His mother has withdrawn her right on the ancestral property in favor of her brother. She did not inform my friend about this.

Now, my questions are as follows.

1. Does my friend have any legal right on that property when his mother is live?

2. After death of his mother can he claim his right legally?

-  NO.

 

2. After death of his mother can he claim his right legally?

-  If the mother has not released the right during her lifetime then he can claim.
