ancestral property title clearance

Dear sir/madam My father's aunt had gifted her property to him.she was unmarried and hence no legal heir. She died about 15 years ago and till date the revenue records are coming under her name but it says c/o my father's name. Moreso my dad said he had done the legal formalities but still the property card shows his aunts name. Well I am confused and upon stretching a fair bit my father told me the document were lost and more so our advocate who passed away made a silly mistake of putting the wrong cess number. My dad went to old custom house Mumbai for the same but they say all records are shifted to Pune. Please guide me as to how can I get this sorted out and make this property marketable or saleable?
