BBMP Sanction Plan different from Site Plan

Hi,

I am planning to buy an apartment in Bangalore, the apartment that I have planned to purchase has a BBMP approved plan.

All the flats in the apartment are actually 2 BHK and 3 BHK, but in the BBMP approved plan it shows 2 BHK as 1 BHK and 3 BHK as 2 BHK.

Out of 20 flasts, 18 have already sold out. Many of them have already got loans from some nationalized banks also.

Am any how planning to go to legal opinion too.

Can you please let me know if that deviation in the plan is acceptable, when I spoke to the builder he says that more than 75% properties in Bangalore are the same way (with violations)

Dear Mr.Srinivas,

Please let me know how many floors in the apartment , what is floor area ratio.

It is permissible in the town planning that the bedrooms can be increase or decrees, provided it cannot be beyond the sanctioned built up area,  total constructed area should not go beyond BBMP plan approved area.

If you send me a BBMP plan approval and all the relevant documents, on the basis of the documents i  can give legal opinion.

According to law deviation is not permitted.
