Breach of contract

A person named Uday puts up an advertisement in front of his house of selling the house at the price of Rs. 50 lakhs. Saif sees that advertisement and goes to Uday with the money in order to buy the house.

However, Uday refuses to sell the house to Saif. Can Saif sue Uday for the breach of the contract. Please Explain?

1. Advertisement is only a proposed "OFFER" and CANNOT be classified as "Contract". Hence there is no breach of an contract.

2. However, IF said offer is accepted by purchaser and Seller has accepted some Token /Advance amount and THEN subsequently refused to honor or conclude the deal, ONLY THEN it would constitute breach of contract.
