Buyer expecting heavy compensation on cancelled sale

My mother of 71years put house on her name though it is purchased by my father in 2004.My father expired in 2010.

In 20-Nov-24 she agreed for sale and on behalf of her my spouse took 1L as advance with out an agreement. Eventually my mother fell down due to Parkinson and she cancelled the sale on 10-Mar-2025.We returned advance 1L to them on the same day but they returned again. We returned 1L again by 19-Mar-25.

On 21-Mar-25 we had a call with him ther he mentioned (buyer working in CISF department) "Its easy for him to know our address in Bangalore and send department personal to our house to have signed by Mother after payment of remaining amount".

Also he is mentioned that he took loans for buying house and expecting high compensation apart from 1L we returned.

On the same day his wife called us that we can close the matter as they received their advance.

Yesterday buyer's lawer called us asking to tell amount of compensation.What should we do? with out going extreme like complaint on them about harrasment.

In the absence of any sale agreement and also as the advance amount was given to a third person other than the owner, eventually that too was returned, there's no obligation to entertain their claim for compensation.

Their lawyer cannot call the seller demanding compensation because he is not a party.

You can refuse to entertain them for any reason and if they still torment by such irritating calls you may consult a local lawyer and issue a legal notice warning them to refrain from indulging in such illegal activities else to face legal consequences.

You are not liable to pay any compensation to buyer as you have already returned 1 lac. to him.

There is no agreement for sale of the house accordingly need not worry and let the intending purchaser take any action, which is not maintainable, i.e., there is no legal liability on you / your family.
