can we purchase property?

We want to purchase an agricultural property in West Godavari district in Andhra Pradesh.
Details of property rights are as follows:
Father written gift deed in the names of daughter and grandson. As per the deed, daughter can enjoy the property during her life time but not have sale rights. But grandson have all rights including sale after the death of daughter only. Grandson is major now.
Now the question is:
1.Is it legelly viable to purchase said property with the signatures of both daughter and grandson as well?
2. any precautions to be taken while purchasing the property?

since the daughter has life interest in the property Nd the full interest vested with the grandson only . now the grandson is major so with any obstacles he can sell the property Nd there is no need of signature of the daughter . hence ,there is no problem in purchasing the property .

here, my doubt is as per deed, grandson will get all rights after death of daughter only. Though, grandson is major,as she is alive, can we purchase this property?

i want to stress on this point. that's why I'm asking this again... please clarify
