Simply execution of a "Bayana Receipt" by an executent, who subsequently died without execution of an Agreement of Sale, could not be affecting on the legal hieris of the deceased executant in question of alientation of the property. .The said amount is to be returned to the buyer by the legal heirs, if they are interested to close this issue, but the buyer could not have any legal right over the said property, even basing on the "Bayana Receipt".
