Cancellation of deed of apartment

When majority members of our housing complex wanted to form housing society, builder and land owner executed Deed of Declaration and with the help of 10-12 members executed Deed of Apartment. How can we get Deed of Declaration and Deed of Apartment cancelled and what happens to Stamp Duty paid on execution of Agreement to sale and Deed of Apartment.
