Caretaker defaulted rent and forged with fake tenancy agreement for property in bangalore

I am having property in bangalore and asked my sister-in-law to collect rent and stay in one flat as i am staying in abroad. However she forged fake tenancy agreement and concealed origional rent amount collected from tenants. When i have came to know she stopped talking to me and not vacating the property and not paying rents for the last 3 months. Kindly provide me whatis the remedy since i am only talking to her through phone call and watsup message. Can i send someone in person to assess the situation and inform tenance to pay rent to my person. She is very arrogant and not listening to me.

You can communicate with the tenants asking the tenants to remit the rent direct to you/your account.

You may as well serve a legal notice on your sister for her improper conduct.

Since she is refusing to vacate or pay rent, you should first send a legal notice asking her to leave and return the money. If she still doesn’t comply, file a police complaint for cheating and forgery. You can also file an eviction case in court to legally remove her. Inform the tenants about the fraud and tell them to pay rent directly to your authorized person. If you are abroad, appoint a property lawyer to handle everything on your behalf. Taking legal action quickly will help you regain control of your property and stop further loss.
