Conversion of agri land

Dear Experts,

Iam interested in byuing a agriculture land in karnataka, since iam from a non-agri family there is a opinion that i should get the land converted to non-agricultural (residential) and purchase it. Is this correct option to buy a agri land in karnataka and what precutions to be taken while converting it to non-agri land.pl. also explain the steps of converting from agri to non-agri till it is registered in my name. are there any taxes/ recurring fees payable to govt. after the land is registed in my name.

if you are a non agriculturist you cannot purchase land in karnataka, in accordance to karnataka land reforms act.

The owner of the property has to make application to DC by paying the requisite fees for conversion of land for the use of non-agricultural residential purposes, once the DC makes an order, he would order you to pay  the conversion charges within a particular period, after paying  the requisite charges, the property gets converted to use of residential purposes.  so that you can purchase the property.
