Rights on gifted property

I would like to ask your help in this matter.

We have a house in Bangalore. The sale deed for the property, purchased with my father’s money, was made in my mother’s name and married sister’s name. My mother died intestate in January 2011. My father is living downstairs on the property and my sister and her husband upstairs. I live separately in another house and not on the same property. According to the Indian Succession Act of 1925, my mother’s share should go to my father. However, we have found out from the sub-registrar’s office that my mother in May 2009 gifted her share of the property to my sister. Neither my father nor me had knowledge of this. Does my father and/or me have any right on the property? I would be obliged if you can give me some guidance. We are Christians by birth.

Being christian Hindu succession doesnt apply

Nevertheless Ur Mom did gifted the property to ur sister

Therefore title lies with them now

as u only said that u checked same in sub registrars office

it indicates that such a gift is registered

therefore u n ur father dont any right over it

regards

Abhijeet
